Buying an Airbnb Property in Canmore: Zoning, Costs & Rental Income

You can run an Airbnb in Canmore, but only in a small set of properties. Zoning decides everything, and the rules got tighter in 2025. Here is what the purchase actually involves.

Can You Run an Airbnb in Canmore?

Yes, but only in a tourist home, a visitor accommodation unit, or a licensed bed and breakfast. A regular residential home cannot be listed on Airbnb. The Town of Canmore treats any dwelling used for short stays as a tourist home, whether or not you collect money.

The rules tightened last year. Effective March 11, 2025, an amendment to the Land Use Bylaw eliminated tourist homes as a permitted use. Existing tourist homes keep their status, but new ones generally cannot be created, though the Town notes there may be exceptions. You are buying from a fixed pool.

Canmore Short-Term Rental Zoning Explained

The Town sorts every dwelling into three accommodation types. Before you make an offer, check the property’s assessment code and zoning with the Town rather than trusting a listing.

Tourist Home Zoning

A tourist home is a dwelling you can live in, rent long-term, or rent nightly. Existing ones carry assessment code 21. Nightly rental needs a development permit, and a business licence on top of that. They are two separate approvals, and people regularly confuse them.

Only a short list of districts allows tourist homes, and most of them are not residential. The Town keeps the current list on its accommodation types page. Check it against the specific address before you write an offer, because the list changes.

Visitor Accommodation Zoning

Think hotel condos. Stays are capped at 30 days, nobody can live in the unit, and the building needs a centralized booking system. These sit mostly in commercial zones like Bow Valley Trail and Downtown. Operators need a business licence and zoning approval.

Residential Zoning

Residential homes cannot be advertised on Airbnb. The one exception is a licensed bed and breakfast, and it is narrower than most people expect. You get three guest rooms or six guests, whichever is less. Stays run 14 days or less. You have to live there, it has to be a single detached home, and approval is discretionary rather than automatic.

Get it wrong, and the Town can issue a Cease Use Order with fines of $2,500 for a first offence and $5,000 after that. Guests staying in an illegal rental can face enforcement too.

Canmore Airbnb Rules, Licences and Permits

Every tourist home and visitor accommodation unit needs its own business licence. It costs $150 a year per individually titled unit. You must display it on the property and post the number in every online ad.

Licences do not transfer between owners, so you apply for your own after closing. Budget for the gap. You cannot rent on the seller’s licence while you wait.

Guests also pay Alberta’s tourism levy, which rose from 4% to 6% for accommodation booked after March 31, 2026. Booking platforms that collect payment register and remit it for you. If you take direct bookings yourself, you have to register and remit on your own. Read the condo bylaws too, since a building can restrict nightly rentals regardless of zoning.

What a Canmore Airbnb Property Costs

One local brokerage reported that in July 2026, apartment-style properties averaged about $848,000 across 16 sales, and six hotel condos sold at an average near $809,000. Monthly sales counts in a town this size are small, so treat any single month as a snapshot rather than a trend.

Down payment and lender classification. Local mortgage brokers report a 20% minimum, and more often 25% to 35% for short-term rental use. Lenders classify the purchase as a second home, an investment, or a short-term rental. Some will not count rental income toward qualifying, and some will not lend on visitor accommodation at all. Get your financing sorted before you shop.

Property tax. The Town’s 2026 total rate for tourist homes is 0.832% of assessed value, roughly $6,650 a year on an $800,000 assessment. Non-residential property, including visitor accommodation, pays 0.957%. Here is the part that catches people. The tourist home rate is now almost identical to the 0.833% charged on a residential property whose owner has not declared it their primary residence. The real gap is against primary residences, which pay 0.457%. You cannot declare a tourist home as a primary residence.

GST. Resales can carry 5% GST, and the trigger is how the property is used, not how it is zoned. A property that provides substantially all of its accommodation for stays under 60 days is not treated as a residential complex, so the sale is taxable. You may recover GST through input tax credits to the extent of commercial use, but claiming it back on the purchase can make your eventual sale taxable. Talk to an accountant before you sign.

Condo fees. Canmore strata fees run from about $300 to over $1,000 a month depending on the building and its amenities. Read the budget and the reserve fund study before you commit.

What a Canmore Vacation Rental Earns

AirROI tracked 1,921 active Canmore listings for the 12 months to September 2026. The average listing grossed $107,617, with 60.2% occupancy and a $481 nightly rate. The median listing booked about 68% of open nights at $395. Median two-bedroom revenue was $104,000.

One thing to know about those figures. AirROI reports in US dollars and converts to Canadian dollars at roughly 1.39, so its own pages show smaller numbers than the ones above.

Treat them as the top of a range, not the market. AirDNA measures the same town at roughly $317 a night and about $73,500 in average revenue. Airbtics lands near $90,000. The vendors disagree by a wide margin, so build your model on the low end and let the upside be a surprise. Seasonality is steep. June to September averages 81% occupancy at $643 a night. October to May drops to 54% at $353. July is the best month at roughly $20,800 and November the worst at about $3,930. The top three months bring in about half the year’s revenue.

Costs come off that gross. AirROI estimates self-managed running costs at about 26% of bookings, covering the platform fee, utilities, supplies, repairs, insurance, and licensing. That is the vendor’s own model rather than measured operator data. Cleaning sits on top, though guest cleaning fees usually cover it. On average, a listing leaves roughly $71,100 before mortgage, property tax, and condo fees. Management costs extra.

Is a Canmore Airbnb a Good Investment?

It can be, if you can carry the property through the slow months. Supply is capped, and summer demand is strong. But a 25% to 35% down payment, a tax rate near double what a primary residence pays, and lumpy cash flow all cut into returns.

Run your own math, and run it on the conservative numbers. Take expected gross revenue, subtract operating costs and your management fee, then subtract property tax, condo fees, and mortgage interest. If the result is thin in a soft year, the deal is too.

Self-Managing vs Hiring a Property Manager

Self-managing saves the fee, but you are on call for guest messages, turnovers, pricing, and compliance. Someone has to answer when a furnace quits at 11pm in February.

Roughly 17% of Canmore listings are run by professional hosts, a group that includes individuals managing several homes, and 46% have a co-host. Published co-host rates start around 10% of nightly bookings and run to 30%, with a median starting rate of 17%. We lay out what the local market charges in our guide to Canmore short-term property management fees.

Out-of-town owners usually hand it off. Compare the fee against the extra revenue a good manager earns.

How S&T Properties Helps Canmore Airbnb Owners

You can pick the lease that fits your goals. A fixed-year lease pays a steady monthly income while S&T covers expenses. With a percentage model, S&T keeps a share of revenue, and you keep the rest.
